If a landlord knows you have excellent credit, plenty of income to cover your rent, and a great rental history, he or she may be more willing to cover your broker fee. Broker fees are entirely a scam and are probably illegal in most circumstance. An owner will list with a broker, the owner revives all the services of marketing the apartment, broker represents the interest of the owner entirely in negotiating the lease. It’s illegal in numerous fronts when the owner the forces the renter to pay for the insanely expensive fee. Broke are generally useless and human parasites. It had unfortunately because common for scumbag landlords to hire scumbag brokers and they then extort the fee from the renter, note extortion is a crime.

    Broker’s fees are a violation of tenant rights and illegal. The landlord is renting the property and must assume the cost of finding a tenant, not the other way around. Brokers force themselves in between the tenant and the landlord, causing an unnecessary and undue burden on the tenants. It is illegal to charge someone for the privilege of paying.

    I live south of Boston in the South Shore area. What I cannot comprehend are how many places require a broker’s fee for nothing. Found a place on Facebook? Broker’s fee, 1 month’s rent. Clicked a place on Broker’s fee. One guy actually said that I needed to pay him a broker’s fee to even apply to the apt/SEE the lease contract, even if I didn’t like the terms and didn’t take the place. The terms ended up ridiculous when I demanded to read them (landlord reserves the right to enter apartment at any time without prior notice? Absolutely not), and the broker was pissed that I wouldn’t pay.

    We need legislator’s on Capitol Hill to step up and regulate this. It’s insane to assume people can afford this kind of thing. Let’s say you find a 1bedroom for $2000/month (would be a steal in this market). After first/last/security, a one month’s rent equivalent broker’s fee would bring the move-in cost to $8,000. Who has that laying around? Broker’s fees should be capped at 20% of a month’s rent, if they should even exist at all.

    As a Realtor in Miami, the broker is paid by the owner. Period. Why should a tenant pay a broker’s fee if the broker does absolutely nothing for the renter? In fact, the renter is not at all represented!! I moved to Boston as a renter to be closer to my children but do not practice real estate here as MA is not a reciprocating state for a Florida Licensee. I own rental properties in Miami and ALWAYS pay the Broker’s fees!!
    This ruling that renter pays the Broker fee is outrageous and should be illegal!
